Why is My Roof Changing Colors?

This is a common question posed to roofers around the country.  Sometimes the answer is simple and other times it could signify a major problem that needs to be addressed as soon as possible.   So here are some of the reasons for your roof to be changing colors:

A gradual and uniform lightening over 10-15 years:   This is normal wear and aging of a roof.   It is expected that over the years, your roof will be exposed to the punishing sun and other environmental factors.   Your roof is doing its job.

Dark rectangular spots:   You are missing shingles and your roof system is compromised.  Typically, this damage is caused by high winds or improper installation.  This needs to be addressed right away by a qualified roofer.   One missing shingle can create a leak into the house anywhere below where that shingle is missing.  And usually where one is missing, there will be at least another or more missing somewhere on the roof.

A gradual darkening and uniform of the roof over 2-3 years:  The shingles may be losing granules.   The granules are what carry the “color” of the shingle and the asphalt substrate may be showing.  This is potentially premature wear.  Have a professional take a look at the roof and the shingles.

A spotty/blotchy look with large dark spots:   This could also be premature wear or could signify something deeper than the shingles.  Sometimes the plywood underneath the shingles can start to rot away due to a leak or exposure to the elements.  Have a professional evaluate your roof, as this can be a sign of a serious failure.  Sometimes a single spot of dark area could indicate physical damage inside the attic space and the sheathing is unsupported in that area.

Lots of small dark spots that were not there a month ago:   This is usually caused by hail or some other physical damage to the shingles.    Every one of those dark spots could be a potential leak source that needs to be looked at.

Greenish or dark streaking:  Your roof may have algae growth.  This is a prevalent problem in areas with higher humidity and it is “contagious”.  One infected roof in the neighborhood can spread it to others as the algae spores are airborne spread by the wind.  Consult a professional roofer to fix this unsightly blemish to your roof.

“Ribbing” or vertical striping in the morning or late afternoon:   The structural integrity of the roof sheathing may be compromised/overloaded and is sagging between the roof joists.  This needs to be evaluated by a professional roofing contractor, as because it will not get better over time.
